What Does $700,000 Buy You in South Calgary in 2026?
What does $700,000 buy you in Calgary in 2026? If you're searching for a detached home in South or Southeast Calgary with a budget between $650,000 and $750,000, you have plenty of options — but what you get for your money varies dramatically by community. We analyzed 146 recent detached-home sales in South and Southeast Calgary to see exactly what buyers around the $700K price point are getting.
The $700K Calgary Detached Home Market
For this analysis, we looked at 146 detached-home sales between $650,000 and $750,000 from July 25 to September 23, 2026 in South and Southeast Calgary.
Across those sales:

Median sale price: $689,750
-
Average sale price: $693,656
-
Average home size: approximately 1,744 sq. ft.

Average sale-to-list ratio: approximately 98.1%
So, broadly speaking, a $700,000 budget still gives buyers plenty of detached-home options in South Calgary.
But the type of home you get can be dramatically different from one community to another.
Want More House? Look Farther South
One of the clearest patterns in the sales data was the amount of home buyers could get in some of Calgary's newer southern communities.
For example, recent sales around the $700,000 mark included approximately:
Heartwood: 2,301 sq. ft. for $700,875
Sora: 2,413 sq. ft. for $705,000
Legacy: 2,143 sq. ft. for $700,000
That’s significantly more house than the roughly 1,744 sq. ft. average across all of the sales we analyzed.
Communities such as Legacy, Walden and Belmont, along with newer areas farther south and southeast, can therefore be worth considering if square footage and newer construction are high on your wish list.
There is, of course, a trade-off.
Depending on where you work and spend most of your time, you're farther from Calgary's inner city. Some of these communities are also still developing, so you may not get the mature trees, established streetscapes or larger lots found in older neighbourhoods.
Want a Bigger Lot? Look at Established Communities
Here's where the comparison gets interesting.
At almost exactly the same price point as those 2,000+ sq. ft. newer homes, we found a sale in Oakridge at approximately $700,000.
The home itself was only about 1,297 sq. ft.
So why would someone pay essentially the same price for a much smaller house?
The lot was approximately 8,255 sq. ft.
That's the perfect example of why you can't compare Calgary homes based on price per square foot alone.
In an established community, you're often paying for things that don't show up in the home's interior square footage: land, location, mature trees, established amenities and proximity to areas such as Fish Creek Park.
For some buyers, 2,400 sq. ft. of newer construction is the obvious choice.
For another buyer, a smaller bungalow sitting on a big established lot might win every time.
What About Calgary's Lake Communities?
A budget around $700,000 also puts several South and Southeast Calgary lake communities into the conversation.
Depending on the age, size, condition and exact location of the property, buyers may find detached options in communities such as:
Auburn Bay, Mahogany, Chaparral and Sundance.
Lake communities can offer a very different lifestyle, particularly for families who will actually use the beaches, skating, swimming and community facilities.
You're not simply comparing houses anymore. You're comparing lifestyles.
That's an important distinction when deciding where your $700,000 is best spent.
Established Southeast Calgary Offers Another Option
There is also a middle ground between newer deep-south construction and older southwest neighbourhoods.
Communities such as Cranston, McKenzie Towne, Douglasdale and Riverbend can offer buyers established amenities and convenient access to major routes while still providing a range of detached-home styles and ages.
This is where looking at individual homes becomes especially important.
Two properties selling for $700,000 might have completely different combinations of:

Location within the neighbourhood
The better question isn't necessarily, “Which house gives me the most square footage?”
It's “Which combination matters most to me?”
Is $700,000 Enough for a Detached Home in South Calgary?
Yes.
Based on the sales we analyzed, a budget around $700,000 provides a substantial number of detached-home choices throughout South and Southeast Calgary.
The bigger decision is what you're willing to trade.
If size and newer construction are the priority, look toward newer communities farther south.
If you want land, mature neighbourhoods and established amenities, you may sacrifice interior square footage.
If lake access and lifestyle matter most, focus your search on one of South Calgary's lake communities.
And if you want something somewhere in the middle, established Southeast Calgary communities may offer an interesting balance.

There isn't one neighbourhood that's right for every buyer.
That's why we like to start with lifestyle rather than simply sending someone every MLS listing between $675,000 and $725,000.
